We hold 13 villas in Dubai. The entry price is AED 2,365,000, the median asking price AED 7,354,000, the median size 345 m² and the median rate AED 12,938 per square metre. Dubai stock is priced in dirhams, and every figure on this page is per square metre — not per square foot, which is how most Dubai listings quote and which differs by a factor of about eleven.
All figures on this page are measured from our own active listings, last on 19 October 2026. They are asking prices rather than completed sale prices, and medians of the stock we currently hold rather than a market index. We re-measure them against the live inventory and correct the page when it moves.
A villa in Dubai costs less per square metre than an apartment: AED 12,938 against AED 22,716 across the 167 apartments we hold. That is 43 per cent below the apartment rate. The total price is higher because the floor area is four times larger — 345 m² against 81 m² — but the metre you buy is cheaper.
The reason is what the money buys in each case. An apartment in Dubai buys altitude, address and building services; a villa buys land and distance from the towers. If you are comparing a large apartment with a small villa, compare the metre rate as well as the asking price — on our stock the villa wins on the rate.
By layout, the entry price for a three-bedroom villa is AED 2,365,000 at a median 232 m² and AED 9,433 per square metre. Four-bedroom villas have a median of AED 4,360,000 at 326 m², five-bedroom AED 10,543,500 at 499 m². Single listings cover more than one layout, so the per-bedroom counts (three, five and four) overlap rather than add up to 13.
The six-bedroom band is a different market: entry AED 19,487,000, median AED 20,268,828, a median 1,069 m² and AED 28,646 per square metre — more than double the villa median rate and above the apartment rate. That is where "villa in Dubai" stops meaning family housing and starts meaning an estate.
A private pool comes with 6 of the 13, a communal one with three. Sea view applies to two, and none of the 13 sits in the first row along the water. If a beachfront villa is the requirement, we do not hold one today, and we would rather write that than let a brochure photograph imply it.
The measured high end sits in two estates: MBR City (Nad Al Sheba) with two villas at a median AED 39,308,734 and 1,144 m², and DAMAC Hills with three at a median AED 18,087,000 and 1,069 m² (AED 18,229 per square metre). The entry-level villas are outside those estates, which is also why they cost a third of the metre rate.
If the budget is the constraint, the neighbouring emirate is the honest comparison: Sharjah's villas run at a median AED 2,682,500 and AED 9,433 per square metre at 258 m² — about 27 per cent under the Dubai villa rate, with a commute as the trade-off; the wider emirate picture is on our Sharjah page.
The two are priced on different logics, and the metre rate inverts what most buyers assume.
Space per dirham favours the villa. Villas run at AED 12,938 per square metre against AED 22,716 for apartments — a villa metre is cheaper because villas are large and further out. The total is the opposite story: a median of AED 7,354,000 at 345 m² against AED 1,616,000 at 81 m². So the villa buys area, not a cheaper purchase.
Below the villa entry price there is no villa. Our Dubai villa stock starts at AED 2,365,000. Under that figure the choice is an apartment or a serviced residence, and there is plenty of it — 424 properties in all, more than half of them under AED 1.5 million.
Thirteen is a shortlist, not a market. With this few houses the sensible approach is the reverse of the usual one: tell us the district and the number of bedrooms you need and we will say whether it exists in our stock today, rather than sending a filtered list that is mostly empty.
Freehold designation for the exact plot. Foreign freehold in Dubai is granted plot by plot, not emirate-wide. Ask for the designation of the specific villa, in writing, before any deposit — and note that some villa communities are leasehold or usufruct rather than freehold.
The annual service charge per square foot, which is how Dubai quotes it, plus what the community fee covers: landscaping, security, pool maintenance, district cooling. On a 345 m² villa this is a five-figure annual sum and it varies widely between estates.
Plot area and built-up area as two separate numbers. A 345 m² villa on a small plot is a townhouse in practice, and the garden in the photograph may belong to the show home.
Tell us the bedroom count, whether a private pool is a requirement and your ceiling, and we will name the villas that fit with the plot size, the metre rate and the service charge for each. The wider picture — all 424 Dubai properties, including the 206 serviced residences that make up the largest type — is on our Dubai page, and the Turkish alternative at a quarter of the rate is on the Antalya villa page.

Yes, by about 27 per cent on the metre: Sharjah villas run at a median AED 2,682,500 and AED 9,433 per square metre at 258 m². The trade-off is the commute into Dubai.
It depends on the plot. Foreign freehold is granted plot by plot rather than emirate-wide, and some villa communities are leasehold or usufruct instead. Ask for the designation of the specific villa in writing before any deposit.
