Let us be precise about the size of this market: we currently list two villas in Sharjah. They start at AED 2,365,000, the median asking price is AED 2,682,500, the median size is 258 m² and the price per square metre is AED 9,433. Two properties is not a selection — it is two specific houses, and anything written as though Sharjah villas were a deep market would be misleading.
All figures on this page are measured from our own active listings, last on 19 October 2026. They are asking prices rather than completed sale prices, and medians of the stock we currently hold rather than a market index. We re-measure them against the live inventory and correct the page when it moves.
They tell you the going rate. At AED 9,433 per m² a Sharjah villa is cheaper per square metre than a Sharjah apartment, which measures AED 11,282, and far below a Dubai villa at AED 12,938 — the same pattern we see in Turkey and Northern Cyprus, where large floor areas further from the centre bring the metre rate down. They also tell you the entry level for a house in the emirate: comfortably above AED 2.3m.
What they do not tell you is a market trend. With two properties there is no median worth trusting beyond "this is roughly what two houses cost", no comparables to negotiate against, and no basis for the yield and growth figures that circulate about Sharjah villas. We do not publish those figures because we cannot measure them.
For buyers outside the GCC, property in Sharjah is not freehold. The usual mechanism is a long-term usufruct — commonly 100 years — rather than outright title, and it differs from Dubai's freehold zones in ways that matter for resale, inheritance and financing. Material that advertises "freehold villas for non-GCC residents in Sharjah" is wrong on that point. Ask for the tenure document of the specific villa and have your own lawyer, not the seller's, read it before any deposit.
| Market | Villas | From | Median | Median size | Per m² |
|---|---|---|---|---|---|
| Sharjah | 2 | AED 2,365,000 | AED 2,682,500 | 258 m² | AED 9,433 |
| Dubai | 13 | AED 2,365,000 | AED 7,354,000 | 345 m² | AED 12,938 |
| Alanya, Turkey | 52 | €200,000 | €795,000 | 250 m² | €3,275 |
| Northern Cyprus | 25 | £217,000 | £577,550 | 200 m² | £2,543 |
The currencies are different and we deliberately do not convert them in the text, because conversions move with the exchange rate rather than the market. The comparison that survives currency, though, is depth: 2 villas here, 13 across all of Dubai, 25 in Northern Cyprus and 52 in Alanya alone. If the goal is a house with a garden and a pool and you want to compare several before deciding, the UAE is the wrong place to look in our stock — Turkey holds 117 villas from €200,000.
Across all 10 Sharjah properties, a private pool comes with 3 and a communal pool with 7; sea view applies to 2, and none sits in the first row along the water. Four-bedroom layouts are the deepest part of the local stock with 6 listings offering them, from AED 2,600,000 at a median of 255 m² — so a large house in Sharjah is more often an apartment-style four-bedroom unit in a development than a standalone villa.
Al Khan is the only district where we currently hold a Sharjah listing. The master-planned villa communities the emirate is marketed through — Tilal City, Al Rahmaniya, Aljada — are not in our stock at present. If one of those is specifically the target, tell us and we search on request; we would rather do that than show you a different development under the same heading.
A buyer who already knows Sharjah, has a specific development in mind, and wants square metres rather than the Dubai address. For that buyer the numbers above are useful and the two houses may well fit. A buyer who is still comparing emirates and countries will get more out of property in Sharjah as a whole, or out of the deeper villa markets in Antalya province and Kyrenia.
Send us your ceiling in dirhams and the number of bedrooms you need. With two villas the answer is immediate: either they fit or they do not, and if they do not we will say which market does rather than widening the search quietly.
Two. They start at AED 2,365,000, the median asking price is AED 2,682,500, the median size is 258 m² and the price per square metre is AED 9,433. Two properties is not a selection — it is two specific houses, and we describe them as such.
Yes: AED 9,433 against AED 11,282 for apartments, and far below a Dubai villa at AED 12,938. It is the same pattern as in Turkey and Northern Cyprus — large floor areas further from the centre bring the metre rate down while the total price rises.
No. The usual mechanism for buyers outside the GCC is a long-term usufruct, commonly 100 years, rather than outright title, and it differs from Dubai's freehold zones in ways that matter for resale, inheritance and financing. Material advertising freehold villas for non-GCC residents is wrong.
By depth of choice: Alanya alone has 52 villas from €200,000 with a median of €795,000 at 250 m², Northern Cyprus has 25 from £217,000, and all of Dubai has 13 from AED 2,365,000. Turkey as a whole holds 117 villas.
Al Khan is the only district where we currently hold a listing. Tilal City, Al Rahmaniya and Aljada — the communities the emirate is marketed through — are not in our stock at present. If one is specifically the target, we search on request.

We do not publish yield or growth figures for Sharjah because we cannot measure them from our own data, and with two villas there would be no basis for them in any case. Price, size, price per square metre and tenure type are what we can state.
