We hold eight apartments in Al Barsha South, part of ten properties in the district. Entry price AED 780,000, median asking price AED 1,270,456, median size 75 m², median price AED 17,020 per square metre. Eight is a shortlist rather than a market, and the useful part of this page is what that shortlist costs relative to the rest of the city.
All figures on this page are measured from our own active listings, last on 19 October 2026. They are asking prices rather than completed sale prices, and medians of the stock we currently hold rather than a market index. We re-measure them against the live inventory and correct the page when it moves.
Across Dubai we hold 167 apartments at a median AED 1,616,000, 81 m² and AED 22,716 per square metre. Al Barsha South's AED 17,020 is 25 per cent under that, for a median unit only 6 m² smaller. The nearest comparable district in our stock is Jumeirah Village Circle — 30 apartments, AED 15,719 per square metre, 80 m² median — which is cheaper still.
All figures here are per square metre. Dubai listings are often quoted per square foot, and the two differ by a factor of about eleven, so a rate that looks like a bargain is sometimes the same number in the other unit.
It is an inland district in the Al Barsha corridor, next to Dubai Science Park and the Production City and Arjan clusters, with Mall of the Emirates and the older Al Barsha neighbourhoods to the north. It is apartment and villa-compound territory built around schools and offices rather than tourism.
It is not coastal, and the measurement says so plainly: none of the eight apartments has a sea view, because there is no sea within sight of the district. Five of the eight come with a communal pool. If the water is the requirement, this is the wrong district and the coastal emirates pages are a better starting point.
Someone buying to live in or to let to tenants who work in the western business clusters — Science Park, Media and Production City, Internet City, the Barsha schools. The case for it is the 25 per cent discount on the metre with Sheikh Zayed Road and the metro's Red Line within a short drive, not a view or a beach.
At the entry level, AED 780,000 is around half the Dubai apartment median, which puts Al Barsha South among the genuinely affordable inland districts rather than the discount end — the city's apartment entry price is AED 420,000, and that is a different kind of unit altogether. Al Furjan, further south-west, is the other district where we hold meaningful inland stock.
Freehold designation for the specific plot. Foreign freehold in Dubai is plot-by-plot, not emirate-wide. Ask for the designation of the exact building, in writing, before any deposit.
The annual service charge per square foot, which is how Dubai quotes it, plus what the sinking fund covers. On a 75 m² unit this is a four-figure annual sum and it varies widely between towers.
Handover date and the escrow account, if the unit is off-plan: the project's escrow number and the payment schedule tied to construction milestones, not to dates alone.
Tell us the bedroom count and the ceiling and we will go through all eight — metre rate, floor area, service charge and handover status for each. The wider Dubai picture, including where the city's 206 serviced residences sit, is on our Dubai page.
