Cheap property in Antalya means an asking price of €125,000 or less, and inside that ceiling the province opens at €48,000. The middle of what we hold there is €99,500 for 54 m², which works out at €1,717 for each square metre.
The bulk of it sits in a single district, Alanya. The listings there under this ceiling ask €94,500 in the middle of their range for 55 m², at €1,623 a metre. The rest of the province is held too thinly at this money for a middle figure of its own.
Our public list is thinner than what we can actually reach. Some developers keep part of their low-priced stock inside their own sales offices, and some owners ask us to leave a finished apartment off any public page. Tell us the ceiling and the plan, and we go looking beyond the adverts.
These are the prices Antalya sellers wanted on 26 October 2026 and not sums anybody has paid — how we measure.
Spending more under this ceiling buys a dearer square metre well before it buys extra room. The bottom step wants €73,500 for 50 m², and €109,000 still brings 55 m².
| Budget step | Median starting price | Median floor area | Per m² |
|---|---|---|---|
| Up to €80,000 | €73,500 | 50 m² | €1,454 |
| €80,000 to €100,000 | €90,000 | 55 m² | €1,691 |
| €100,000 to €110,000 | €109,000 | 55 m² | €2,000 |
| €110,000 to €125,000 | €118,000 | 58 m² | €1,849 |
Across the lower steps the floor area barely shifts while the metre rate climbs from €1,454 to €2,000. Between the bottom step and €100,000, the extra money is buying something other than space, so ask the seller what it pays for at that address.
Read right across the ladder, the middle apartment grows only from 50 m² to 58 m², while the middle price climbs from €73,500 to €118,000. The top step is where the metre eases back: €1,849 against the €2,000 of the step below it.
The steps do not overlap: a row covers its own slice of the budget and says nothing about the slice beneath it. Each middle figure is a euro figure, euros being the currency the sellers at this level set their prices in.
At this ceiling the province offers apartments. A villa, meaning a detached house standing on its own plot, does not appear under the ceiling at all.
Villa asking prices in Antalya province start at €200,000, so a house here calls for a larger budget rather than a different address. That range is measured on villas in Antalya province, and its Alanya part on villas for sale in Alanya.
The remainder under the ceiling is commercial space, residence units and bare land, and each kind gets quoted on terms of its own. Say which kind of property you are after and the figures come back for that kind.
Apartments across the province at every budget, this ceiling included, are measured on apartments for sale in Antalya.
Alanya carries the body of this set, and it is the part of the province whose sample supports a middle figure at this money: €94,500 for 55 m², at €1,623 a metre.
Aksu, Kepez, Muratpaşa, Serik and Döşemealtı hold listings under the ceiling as well. Each of those sets is too short for a middle figure, and the asking prices there are largely set in currencies other than the euro. Manavgat is priced in euros but holds too little for a figure of its own.
Gazipaşa appears under the Alanya name in our records although it is a district in its own right, and its listings are counted inside the Alanya figures rather than beside them. Say the word and we quote what stands there property by property.
Inside Alanya the door opens at a different height in each neighbourhood. Across the places holding the bulk of its listings under this ceiling, it runs from €48,000 in Demirtaş up to €73,000 in Kestel.
| Neighbourhood | From | Median starting price | Median floor area | Per m² |
|---|---|---|---|---|
| Demirtaş | €48,000 | — | — | — |
| Avsallar | €59,000 | €91,000 | 50 m² | €1,692 |
| Mahmutlar | €67,000 | €102,000 | 58 m² | €1,524 |
| Oba | €68,000 | — | — | — |
| Kargıcak | €69,500 | — | — | — |
| Kestel | €73,000 | — | — | — |
A From figure is the lowest ask in that neighbourhood and not a price level. Of the places named here, Avsallar and Mahmutlar are the ones carrying enough listings under the ceiling for a middle figure, so the rest are quoted address by address when you name them.
Avsallar sits lower in the middle of its range, €91,000 against €102,000, while Mahmutlar gives the larger apartment at 58 m² and the softer metre at €1,524. The Mahmutlar figures here cover its cheap end alone; the whole of it is measured on Mahmutlar apartments.
The €48,000 in Demirtaş is also the lowest euro ask we hold anywhere in the province. Alanya Center, Tosmur and Payallar carry listings under this ceiling as well, each of them opening above Kestel and each priced door by door.
A foreign buyer registers the deed in their own name at this price level, and the registry runs its checks against the property rather than against the town.
Certain nationalities cannot buy at all, and a clean answer for the building next door decides nothing about the apartment you are looking at. The order the steps run in sits in the property buying guide.
Mahmutlar, Kestel, Avsallar and Kargıcak were closed to new foreign residence registration, and local reporting puts the reopening in June 2026. That report comes from news sites rather than from the immigration authority, and we have had no confirmation of it.
Those neighbourhoods carry the bulk of what this ceiling covers in Alanya, so the question belongs early rather than in the small print. A current list of closures is not something we can publish. Hand the street and the parcel to our legal team or to a lawyer of your own, and have the position confirmed in writing before a deposit moves. What we hold on the district as a whole sits on property for sale in Alanya.
Where the purchase is meant to produce a residence permit or citizenship, regulation sets a minimum property value, and that minimum rather than this ceiling decides the budget. It is read off an official valuation and not off the contract. The permit route is set out on residence permit in Turkey.
None of this is legal advice. Summer Homes has its own legal team, and a lawyer you bring yourself is just as normal an arrangement here; tell us which you want. Either way you get the deed, the seller and any lien over the land set down in writing.
The resale side opens lower and asks less in the middle of its range, €93,000 against €100,000 where a developer is the seller.
It also hands over less floor for the money. The middle resale is 53 m² against 55 m² from a developer, and its metre rate of €1,806 runs above the €1,711 on the developer side. Sellers on both sides set these prices in euros.
€48,000 is the lowest ask in this set and it belongs to a resale, while the developer side starts at €59,000. So the lowest way in and the roomier apartment sit on opposite sides of the table, and which side wins depends on whether the budget is buying space or buying entry.
A resale is finished, so its record can be questioned. Ask how the service charge has moved over recent years, which parts of the block have been renewed, and whether any charge stands on the deed.
Construction progress is not a field our listing data carries, so we publish no figure for it. Get the stage written into the contract beside the date the keys are promised.
Asking price, floor area and the metre rate are what we can put a euro figure on here, cut by part of the province, by neighbourhood, by budget step and by who is selling.
We do not publish a rental yield, an occupancy rate or a growth forecast for anything at this ceiling, because nothing in a listing supports such a figure. A figure that cannot be checked is of less use to you than an open question.
A starting price counts the lowest-priced unit in each listing, while a metre rate is read from every unit on its own. Dividing the middle price by the middle area therefore misses the published rate. Both measuring bases are set out under how we measure.
A studio figure is absent at this ceiling, because the studio sample sits below the point where a middle figure describes anything. That absence is not an argument for the smallest plan either way. What each apartment plan costs under this ceiling is measured on cheap property in Turkey.
A recorded short-term rental permit is scarce in this set, so get the position in writing where paying guests belong to the plan. Where a listing does carry that record, it sits with the rest on Airbnb apartments in Turkey.
Service charges, the detail on a deed and the walk down to the shore belong to an address rather than to a province. Give us the name of the development and we will ask the seller directly, then pass you the reply together with the name behind it.
What the monthly charge covers. A shared pool is recorded against 92 per cent of what we hold at this level, and the charge that runs it is set by somebody else. Ask for the figure for this year, the figure for the year before, and who holds the vote on it after the developer leaves.
Where the water actually is. A sea view is logged for 13 per cent of these apartments, and a place at or beside the water for 20 per cent. Get the walk measured in metres, ask how steep the way back up is, and ask what may still go up on the ground in between.
Which address the quoted price belongs to. Get the registered floor area off the deed itself, ask which plan the unit went on record with, and ask whether a lien sits over the ground beneath the block. A neighbourhood name answers none of that.
Then send us the euro ceiling, the part of the coast you have in mind, and whether the apartment is for living in all year or for the summer. Back comes a short list that carries a metre rate for each address, together with what our records hold on the deed and on delivery.
Every budget in the province is priced on property for sale in Antalya. The same ceiling across the rest of the country sits on cheap property in Turkey.
Inside a ceiling of €125,000 the euro asks run from €48,000 up to a middle figure of €99,500, for a home of 54 m² at €1,717 the square metre. Each of those is a price a seller is asking rather than a sum a buyer has paid, so treat every figure as an opening position.
It is €48,000, a resale in Demirtaş inside the Alanya district. That figure is the floor of the province rather than a price level, so it says nothing about what sits just above it. Tell us which plan and which neighbourhood you are aiming at, and we answer on those rather than on the floor.
Not at this budget. Every home under this ceiling in the province is an apartment, and villa asks in Antalya start at €200,000, so a detached house on its own plot calls for a bigger budget. Our villa listings for the province are gathered under villas in Antalya province, and the Alanya ones under villas for sale in Alanya.
Mostly the Alanya district, which carries the bulk of this set. Its middle figure is €94,500 for 55 m², which comes to €1,623 the metre. Aksu, Kepez and Muratpaşa do hold listings under the ceiling, but each of those sets is short and the sellers there quote in another currency. Name the district and we price the individual apartment.
Hardly at all. The middle apartment is 50 m² at the bottom step and 58 m² at the top, while the middle price goes from €73,500 to €118,000. What the money mainly buys is a dearer square metre: €1,454 at the bottom against €2,000 in the €100,000 step. The rate does come back to €1,849 once you clear €110,000.
Demirtaş, at €48,000, with Avsallar behind it at €59,000 and Mahmutlar at €67,000. Those are lowest asks and not typical prices. Avsallar and Mahmutlar carry enough listings at this level for a middle figure among the neighbourhoods we can name, €91,000 and €102,000 in turn. For Oba, Kargıcak and Kestel we quote address by address.
On price yes, on space no. Resales sit at €93,000 in the middle against €100,000 from developers, and they hold the lowest ask in the set at €48,000. But the middle resale is 53 m² against 55 m², and its metre rate of €1,806 is above the €1,711 on the developer side. Both sides are priced in euros by their sellers, which is why the middles can be read against each other.
Registration turns on the street rather than on the price. New foreign residence registration was closed in Kargıcak, Avsallar, Kestel and Mahmutlar; news sites date the reopening to June 2026 and no authority has confirmed that to us. Those places hold the bulk of what this budget covers in Alanya. So get the position confirmed in writing for that exact street and parcel, by our legal team or by your own lawyer, before you commit.
A pool serving the whole site is on record for 92 per cent of these homes, which makes it ordinary equipment rather than a luxury, and its running cost reaches you as a charge other people set. A view of the sea is far scarcer, 13 per cent, while 20 per cent carry a record of standing at or close to the water. Put both into the brief as requirements in writing.
We cannot answer that from this set, because too few studios sit under the ceiling for a middle figure to describe anything. With no figure standing for the smallest plan, nothing here supports choosing it in order to save money. Send the plans you are weighing and they get priced side by side.
There are a couple of limits here, and they stack. Each of those sets is shorter than the point at which a middle figure means anything, and the sellers there quote in something other than euros. A euro figure for them would be a rate-table number rather than an ask. Tell us the district and we price the apartment in the currency its own seller uses.
They were taken on 26 October 2026 from the listings standing in the province that day at €125,000 or below. A starting price takes the lowest-priced unit in each listing, while the rate per square metre comes from each unit on its own, so multiplying the middle area by the middle rate will not return the middle price. Ask for a fresh measurement on a named home before an offer goes in.
