We hold nine villas in Beylikdüzü. The entry price is $650,000, the median asking price $1,263,000, the median size 403 m² and the median price per square metre $3,231. Istanbul stock is priced in dollars.
Istanbul's villa market is 33 houses in our stock and 20 of them are in Beylikdüzü and neighbouring Büyükçekmece. The city's detached housing is concentrated on the western Marmara coast, where there was land to build it on.
Per square metre, yes: $3,231 against $3,706 across the city, 13 per cent below. And the houses are larger — a 403 m² median against 370 m² city-wide. More floor for less per metre, 35 kilometres west of the centre.
Five of the nine have a private pool and four a communal one; three have a sea view and none sit in the first row along the sea, because the Beylikdüzü shoreline is public park rather than plots. City-wide, 20 of 33 villas have a private pool and nine have a sea view.
Büyükçekmece immediately west has 11 villas at a median $1,500,000 and $3,977 per square metre, seven with a private pool. On the Asian side Beykoz is a different price class: three villas at a median $6,000,000 and $7,083 per square metre. Başakşehir, inland, holds three at $810,000 with no pool and no view.
The city's villa entry price is $414,025, a single house in Pendik. Below Beylikdüzü's $650,000 entry the choice is essentially that property and two in Silivri, so $650,000 is close to where a real Istanbul villa search starts.
They are different purchases. Beylikdüzü's 30 apartments run at $2,358 per square metre with a $120,000 entry price and a 109 m² median size. The villa metre rate is 37 per cent higher and the floor area nearly four times larger, with land, maintenance and a car as part of it.
Plot area and build area as two separate numbers — a 403 m² house on a small plot is a townhouse in practice. Whether it is inside a gated site and what the monthly site fee covers. And the commute measured in traffic rather than kilometres: 35 kilometres on the E-5 is a different trip at 08:00 than at 14:00.
